Overview
Annette brings over 30 years of auditing experience for affordable housing and nonprofit housing developers to Aprio’s Assurance Services* practice. As Partner, Annette works closely with nonprofit developers in affordable housing, including those involved in the LIHTC program, HUD properties, and HCD properties, assisting clients in navigating the complexities of affordable housing properties and investor relations. She aims to help clients understand the audit process and the nuances of the affordable housing market. She also provides training for her clients’ staff, including how to read financial statements.
Experience
Annette began her public accounting career in 1987 and has since been the partner in charge of more than 150 annual audits. She has extensive experience providing audit and tax preparation services for rental real estate properties that are controlled by TCAC, RHCP, HUD, and CalHFA, as well as preparing the partnership and nonprofit tax returns of properties controlled by the same regulatory bodies. Additionally, her experience includes the performance of over 150 TCAC and HUD Cost Certification Audits.
Annette takes pride in being highly responsive and prompt during the audit process, as well as being a strong advocate for her clients. She maintains an open-door policy, ensuring she is available for any and all questions her clients may have, acting as a reliable partner on their team.
Education & Affiliations
Annette earned her Bachelor’s Degree in Accounting from Golden Gate University in San Francisco. She is a Certified Public Accountant licensed in both California and Hawaii, and is a member of the American Institute of Certified Public Accountants and the California Society of Certified Public Accountants. Annette serves as a Board Member for the Livermore-Pleasanton Rod & Gun Club in Livermore, California.
