What are managed lease accounting services?

Managed lease accounting services means we handle your lease accounting for you on an ongoing basis, rather than leaving it to your internal team. That includes lease abstraction, recurring journal entries, amortization schedules, disclosure reporting, and ongoing monitoring of your lease portfolio under ASC 842, IFRS 16, GASB 87, or GASB 96. You can use our software platform or your own.

Do you help with ASC 842 implementation, or only ongoing lease accounting?

Both. Some clients need help adopting ASC 842 or IFRS 16 once, getting the portfolio abstracted, the policy elections documented, and the schedules built. Others hand the whole function to us every quarter. We also pick up portfolios where an earlier adoption was rushed and the reporting has drifted since.

What is the difference between ASC 842 and IFRS 16?

Both standards require lessees to recognize most leases on the balance sheet, but they diverge on classification. ASC 842 keeps the distinction between operating and finance leases, with different expense patterns for each. IFRS 16 uses a single lessee model that treats nearly all leases like finance leases. Companies reporting under both frameworks often need parallel calculations, which is where most of the manual effort goes.

When did ASC 842 take effect?

ASC 842 took effect for public companies in fiscal years beginning after December 15, 2018, and for private companies in fiscal years beginning after December 15, 2021. Both deadlines have long passed, so the work today is less about adoption and more about applying the standard correctly as portfolios change and keeping disclosures current.

Is ASC 842 still considered the new lease accounting standard?

It is often still described that way, but ASC 842 has been in effect for years. What tends to be new is the situation rather than the standard: a first audit, a growing portfolio, an acquisition, or an initial adoption that now needs cleaning up.

Do we need our own lease accounting software?

No. You can run your leases on our platform as part of our managed service, or we can work inside the software you already license and guide your team through it. Either way you get the schedules, entries, and disclosures you need.

How large does a lease portfolio need to be?

We work with portfolios from three leases to 3,000. Small portfolios usually need help with the technical application and the disclosures. Large portfolios usually need help with the volume, the modifications, and keeping everything current between reporting periods.

Can you support our auditors?

Yes. We prepare the lease schedules, roll-forwards, and supporting documentation auditors typically request, and we can walk through the policy decisions and calculations with them directly. Clients who came to us after a difficult audit cycle usually name this as the reason.
